If you're thinking about buying a home, you've probably heard the terms down payment and closing costs. One of the biggest misconceptions I hear from buyers is that they're the same thing, but they're not.
Understanding the difference can make buying a home feel a lot less overwhelming and help you plan for one of the biggest financial decisions you'll ever make.

What Is a Down Payment?
Your down payment is the portion of the home's purchase price that you pay upfront. The remaining balance is typically financed through your mortgage lender.
Many people still think they need a 20% down payment to buy a home. While that may be the right choice for some buyers, there are many loan programs that allow qualified buyers to put down much less. If you are a Veteran using a VA loan your downpayment could even be zero.
What Are Closing Costs?
Closing costs are separate from your down payment. They're the fees associated with completing your home purchase.
These costs may include loan origination fees, appraisal fees, title insurance and settlement fees to name a few. The amount you'll pay varies depending on the purchase price, your loan program, and even where you're buying. For example, closing costs in Virginia may be different from those in Maryland or Washington, DC.
Can the Seller Help Pay Closing Costs?
Sometimes, yes.
Depending on the market and how your offer is structured, it's possible to negotiate for the seller to contribute toward some or all of your closing costs. There are also homebuyer assistance programs available in certain areas that can help qualified buyers with upfront expenses.
Every transaction is different, which is why it's important to understand your options before you start making offers.
How do I know what the cost will be?
Before you start touring homes, have a conversation with a lender.
A good lender can explain your financing options and give you a realistic estimate of how much you'll need for both your down payment and your closing costs. Knowing those numbers ahead of time helps you shop with confidence instead of guessing what you can afford.
